Leeds housing provider launches largest ever affordable homes project

Leeds Jewish Housing Association (LJHA) has announced the start of building work on its largest ever affordable homes project.

The scheme on Queenshill Avenue in Moortown, north Leeds, will create 85 new properties, comprising 51 sheltered housing apartments and 34 general needs apartments.

LJHA, a social housing provider which primarily serves Leeds’ Jewish community, has teamed up with the government housing agency Homes England to deliver the project.

ENGIE has been contracted to deliver the project with construction now underway and expected to take around 18 months to complete.

Mark Grandfield, LJHA chief executive, said: “We are thrilled that the project is being delivered. It is the culmination of many months of hard work to create a scheme that we feel the community desperately needs.

“Queenshill will increase our overall stock by 13% and represents our biggest single development since LJHA was founded almost 67 years ago. It is a proud moment for everyone involved.”

LJHA launched a consultation on the project last year and met with existing tenants who would be affected by demolition work.

22 tenants’ properties were demolished to make space for the new buildings and amenities, which will include a car parking space and gardens.

The housing association applied for planning permission for the project last September and this was granted by Leeds City Council this January.

Once the scheme is complete, LJHA will have four sheltered housing schemes in the Stonegate Road area.

All 181 of LJHA’s sheltered apartments will be joined up to form a ‘sheltered village’ providing easy access to the Ziff Community Centre, which provides facilities for the local Jewish community.

Jayne Wynick, LJHA’s chair, said: “These are exciting times for LJHA. This project will allow us to provide more homes in the heart of the community.  They will be low rent homes that look fantastic, are modern, energy efficient, warm, and secure.

“Whilst this is an ambitious project, we are not sitting on our laurels and our board are now looking at what our next development opportunity might be as we aim to be the number one landlord for the Leeds Jewish community.”

LJHA says it hopes to look at building for families next as feedback has shown a desire for the association to build more family housing.

LJHA currently has almost 500 properties in its portfolio, spanning a range of homes for single people, families, older people, and shared ownership.

All the association’s properties are located within the Moortown and Alwoodley areas of Leeds, the main centres of the city’s Jewish community.
