Contractor and developer Real has been appointed by later living accommodation specialist, Birchgrove, to deliver a £18 million later living scheme in Banstead, Surrey.

Consisting of 54 extra care residential units, the development will be built on the site of Banstead Place, which sits within the Banstead conservation area and the Metropolitan Green Belt. Several listed and ancillary buildings, including Grade II listed Banstead Place will undergo both internal and external alterations to enable conversion for 11 residential units. Further alterations include the restoration of the existing 18th century walled garden, reinstatement of the woodland path and associated landscape improvements. A new car parking layout and landscaping alterations within the boundary of the project will also be implemented.

Unlike most other assisted living developments, apartments Birchgrove’s Banstead Place will be offered on a on a rental only model to prospective future residents. Paul Nicholls, Chief Executive at Real, said: “We’re really pleased to be working with Birchgrove and Hunters architects to deliver a well-designed environment for later living. “The quality of the design and the thought that has gone into making these homes attractive and welcoming has made the scheme an exciting one to be involved in, and we are ready for the challenge and responsibility that working within a conservation area will bring.

“Our teams are currently working on a variety of later living products ranging from care homes to retirement villages meaning we can share best practice from across our portfolio as we develop the detailed design and deliver the projects.” Honor Barratt, chief exec at Birchgrove said; “We’re so delighted that Real have taken on this project; five acres of Surrey including a Grade II listed building, walled garden, stables, Arboretum and an ancient orchard. As our projects at Birchgrove get successively ambitious we’re pleased to have a partner on board who can match our ambition and our need for pace.”

This latest contract award is another example of Real’s commitment to carving out its reputation as a leading developer of later living schemes. The project is a welcomed addition to its existing later living project portfolio which sees Real currently delivering a new scheme at Siddington Park, on behalf of Rangeford Villages as well as an eco care home in Bristol which recently broke ground.
