Renaker plans four more residential towers for Manchester

Manchester developer and builder Renaker will submit plans this autumn for its next major high-rise scheme in the city.

The Trinity Islands scheme consists of four towers from 39 to 60 storeys, and also promises to bring significant improvements to the local public realm.

The Deansgate scheme designed by SimpsonHaugh will create 2,000 apartments, varying from one to three bedrooms, and underlines growing confidence in the burgeoning Manchester high-rise flats market.

Renaker bought the site from rival developer Allied London back in 2018, which then had planning for five high-rise buildings, including one at 67 stories that was due to be Manchester’s tallest residential block.

The site is bounded by the River Irwell to the north and west, Liverpool Road to the east and Water Street and Regent Street to the south.

The development will consist of two pairs of towers, with designs that seek to give each pair their own visual identity. Both towers will have discrete car parks, though Renaker said it would be following a sustainable transport strategy for the project, providing around 30 per cent car parking that will include 10 per cent EV charging points. There would also be potential to increase that EV charging point amount in the future.  Plans also promise 100 per cent delivery of the cycle parking provision..

Built on two separate parcels of land on the site, the first pair of buildings are conceived as diamond forms with a crystalline facade, while the second pair will emphasise the taller height of the buildings with curved facades.

Renaker and SimpsonHaugh have already collaborated on a number of development projects in Manchester, including Deansgate Square which features Manchester’s tallest building, the 201-metre South Tower.

Renaker’s public consultation website does not currently mention any affordable housing provision within the Trinity Island development. Housing Executive has approached the developer for more information.
