SearchFlow, one of the UK’s largest providers of legal due diligence data for residential and commercial property transactions, has been awarded a contract worth £30 million by the Communities & Housing Investment Consortium (CHIC), to provide a comprehensive conveyancing framework for CHIC’s membership of over 200 residential providers and local authorities.

SearchFlow will provide direct access to a simplified, fixed price conveyancing search service, with access to established, professional and direct market suppliers of residential and commercial property and land data.

A first in the sector, the new conveyancing framework enables CHIC to provide a compliant route to market for their members and their legal teams to access all elements of conveyancing search data, including local government, national data organisations, HM Land Registry and commercially provided market information. All at fixed national costs along with enhanced PII cover of up to £20m and backed-up by SearchFlow’s multi-award-winning customer service.

SearchFlow will also provide access to its managed portfolio service, which includes integrated Land Registry extract to ensure transactions are completed quickly and in line with client’s requirements and legal obligations.

For law firms signed-up to the CHIC Legal Framework, SearchFlow will work closely to onboard them to its platform, so they can quickly start supporting members in benefiting from the efficiencies of the system, while ensuring they take advantage of the financial savings.

Luke Hurd, chief operating officer for CHIC said, “We are delighted to award SearchFlow the contract for the conveyancing framework.  We have partnered with SearchFlow for a number of reasons: not only do they have extensive market experience and reach, but superior data layers that our members and law firms can rely on as part of the legal due diligence process.  We were also very impressed by the personalised service they offer, which has won multiple awards including the recent Search Provider of the Year award at the Modern Law Conveyancing Awards.

“Our Conveyancing Framework is a first in the sector to offer a compliant route to market for our members, providing access to approved supply relationships and highly competitive pricing.  By working with SearchFlow, we are confident that members can efficiently access the required conveyancing due diligence data whilst fully complying with legislative and company policy requirements.”

Robert Steadman, business development director at SearchFlow said, “The housing sector is facing many financial challenges – from retrofitting properties to help meet the 2030/50 carbon net zero pledge, to meeting land acquisition and property development targets.  We are therefore delighted to be supporting CHIC and its members in being able to provide an enhanced conveyancing legal due diligence service. By using our conveyancing framework, we commit to providing a quality service with the added advantage of cost consistency and financial savings.”
